Why ADA Compliance Matters for Your Business
The Americans with Disabilities Act (ADA) sets strict requirements for parking lot accessibility. Non-compliance can result in federal fines of up to $96,384 for a first violation and $192,768 for subsequent violations. Beyond fines, non-compliant parking lots expose property owners to private lawsuits.
ADA compliance is not optional — it is federal law. And it applies to all commercial properties, regardless of size. Whether you manage a small retail plaza or a massive corporate campus, your parking lot must meet these standards.
Required Number of Accessible Spaces
The number of accessible parking spaces required depends on the total number of parking spaces in your lot. Here is the current ADA requirement chart:
- 1-25 total spaces: 1 accessible space
- 26-50 total spaces: 2 accessible spaces
- 51-75 total spaces: 3 accessible spaces
- 76-100 total spaces: 4 accessible spaces
- 101-150 total spaces: 5 accessible spaces
- 151-200 total spaces: 6 accessible spaces
- 201-300 total spaces: 7 accessible spaces
- 301-400 total spaces: 8 accessible spaces
- 401-500 total spaces: 9 accessible spaces
- 501-1000 total spaces: 2% of total
- 1001+ total spaces: 20 plus 1 for each 100 over 1000
Van-Accessible Spaces
Of the total accessible spaces required, at least 1 in every 6 must be van-accessible. Van-accessible spaces have wider access aisles (96 inches minimum) and are marked with a "van accessible" sign.
For example, if your lot requires 6 accessible spaces, at least 1 must be van-accessible. If your lot requires 12 accessible spaces, at least 2 must be van-accessible.
Access Aisle Requirements
Every accessible space must have an adjacent access aisle. The aisle allows wheelchair users to safely enter and exit their vehicle. Access aisle requirements include:
- Minimum 60 inches wide for standard accessible spaces
- Minimum 96 inches wide for van-accessible spaces
- Must be level (max 1:48 slope in any direction)
- No parking allowed in access aisles — ever
- Must be marked with diagonal striping to discourage parking
- Two accessible spaces may share a single access aisle
Signage Requirements
Accessible parking spaces must be identified by signs that are visible when a vehicle is parked in the space. Signage requirements include:
- Sign must include the International Symbol of Accessibility
- Van-accessible spaces must have an additional "Van Accessible" sign
- Sign must be mounted at least 60 inches above ground level
- Sign must be located at the head of the parking space
- Sign must be visible even when a vehicle is parked in the space
Surface and Slope Requirements
Accessible spaces and access aisles must be level and stable. The maximum allowed slope is 1:48 (about 2%) in any direction. If your lot has significant slope, accessible spaces may need to be relocated to a flatter area.
The surface must be stable, firm, and slip-resistant. Asphalt and concrete both meet this requirement when properly maintained. Sealcoating actually improves slip resistance by filling surface voids.
Route to Entrance
Accessible spaces must be connected to the building entrance by an accessible route. This route must:
- Be at least 36 inches wide
- Have no steps or abrupt level changes
- Have a maximum slope of 1:12 (for ramps)
- Be stable, firm, and slip-resistant
- Be free of obstacles and barriers
Common ADA Violations We See

- Too few accessible spaces for the total lot size
- Access aisles too narrow or not marked with striping
- Missing or damaged signage
- Accessible spaces located on slopes exceeding 1:48
- No accessible route from spaces to building entrance
- Faded striping that makes accessible spaces unidentifiable
