Sealcoating is a water-based emulsion that must dry and cure properly to form a durable protective film. If weather conditions are wrong, the sealer will not cure correctly, leading to tracking, peeling, or premature failure. Understanding weather requirements helps you schedule your project for the best results.
Temperature Requirements
The most critical weather factor for sealcoating:
- Minimum temperature: 50 degrees F at application and rising
- Overnight temperature must stay above 50 degrees F for 24 hours
- Ideal temperature: 70-85 degrees F
- Surface temperature should be above 50 degrees F
- In Florida, temperature is rarely a concern except December-February
Rain and Moisture
Water is sealcoating's biggest enemy during the curing process:
- No rain for 24 hours before application
- No rain for 24-48 hours after application
- Surface must be completely dry before application
- Morning dew must evaporate before work begins
- In Florida's rainy season (June-September), schedule for morning application
Humidity
High humidity slows the curing process. While sealcoating can be applied in high humidity, it will take longer to dry and cure. In Florida, where humidity regularly exceeds 80%, we account for this by starting early in the morning and allowing extra cure time. Ideal humidity is below 60%, but most Florida projects are completed successfully at higher levels.

Based on weather patterns, the best months for sealcoating in Florida are October, November, March, April, and May. These months offer moderate temperatures, lower humidity, and reduced rain risk. Summer sealcoating is possible but requires careful weather monitoring and flexible scheduling.
